Andesite Property Management is a turn-key, asset management company specializing in residential, single-family investments. The industry-standard fee structure is based on Gross Rents and Leasing Fees. This model rewards the manager for turnover and offers no incentive to manage to the bottom line. This misalignment of incentives is the reason behind an industry-wide discontent with property managers by owners. Maximizing return for our clients is the basis for every one of our operational processes, policies, and incentives. Andesite earns only one fee that is based on the realized Net Income of the property. This structure ensures our managers’ interests stay aligned with our clients’. Our managers are incentivized to minimize tenant turnover and maximize rental rates. They are rewarded for cost-effective maintenance and for lowering property tax assessments. The success of this model is reflected in the quality of the properties and tenants we manage, and most importantly in the higher returns for our clients.

Understanding how quickly property repairs can erode returns, we took great care in developing the highest quality vendor network to provide 24/7, cost-effective maintenance. We also created a property preservation program that reduces the frequency and costs of maintenance issues through frequent and thorough inspections. By maintaining a high standard for our properties’ appearance and condition, they command higher rents, better tenants, and experience lower turnover.

As owners ourselves, we understand the importance of having visibility into the performance and status of your investments. For this reason, we provide our clients direct access to our management software providing real-time performance metrics and financial statements for their properties. Comprehensive reports are also delivered monthly including an up-to-date market snapshot with statistics and commentary on market conditions and trends.
